This is an agreement to lease space which a camper, golf cart, boat, and a small shed may be placed if space allows for the sum of $3300.00 if paid by February 20,2026, or $3500.00 after March 1st, 2026 at the managers discretion. The term of the lease will be February 20, 2026 to February 20, 2027. This is an agreement to lease space to the above named lessee(s) and this space cannot be subleased. If lease is not renewed, property not removed by the expiration date, the lessee will be charged storage on a daily basis of $25.00 per day. Lessee is responsible for removing all structures, campers, boats, bicycles, golf carts, and debris. Leaving the space in a clean natural state for the new tenant. If the lessee does not leave the space in a clean natural state, Home Place Campground will restore the space back to this state and bill for the damages including all filing fees, court cost, and attorney fees.

Lessee agrees to carry his/her own liability and comprehensive insurance to protect against theft and damage of any kind or amount. As a lessor of space, Home Place Campground LLC can not and will not be responsible for the loss of any kind, and it is mutually understood that the Lessee hereby releases Home Place Campground LLC from any and all liability. The storing of personal property with the unit is discouraged.

Late Fees will be added to all bills due and payable by the 20th of each month at the end of that month.The late fee will be $15 or 15 percent which ever is greater on a per bill per month basis. Home Place Campground has the right to void your lease if balances are 30 days or more past due and liens can be applied. Electric meters will be read on approximately the 20th of each month, and billed to you with it being due and payable the 20th of the following month. Waste pumps are charged as a single pumps $25 a emergency pump $50. You will be billed a one-time membership fee of $200.This one-time fee will be due on April 20th of the current year. Access to the campground is by electronic fobs, Fobs are $20.00 each and are refundable upon return as long as they are in working order. Any lease not paid by March 1st may become null and void or subject to an up-charge at Home Place Campground LLC discretion. Lessee(s) agrees to give Home Place Campground LLC 7 days written notice of cancelation of agreement and a 2 days notice of moving unit. Home Place Campground LLC will give a 30 day written notice for not renewing a lease or eviction to the tenant.

If selling your unit that includes the lot lease , approval of the buyer must be approved by Home Place Campground LLC. Any outstanding bills must be brought current for a sale to be approved and $100 transfer fee to Home Place Campground will apply. The lessee(s) acknowledges that Home Place Campground LLC is hereby given a lien upon any and all property on the above lot(s) to secure any and all lease fees, repairs, labor, removal of property, or services rendered to or supplied to lessee(s) during the term of this agreement.

By signing this agreement you accept all legal notice and documents via email ( Lessee provided) and FULL responsibility for yourself and ALL of your guest(s), and agree to, or have your guest(s) to leave the premises if asked by management until legal resolutions are in place. In case of litigation the prevailing party will be awarded all filing fees, court costs, and attorney fees. All litigations will take place in Owen County State of Indiana. A lease holder cannot use their lot as a residence.

I have read and understand the above lot lease agreement and the rules of Home Place Campground LLC. These documents produced by Home Place Campground LLC are of legal consideration as one, and can be changed or added to by Home Place Campground LLC at anytime. Lessee(s) accept the terms of this agreement by signing below.
